Riverbend Subdivision - Is it going downhill?

I remember it being a great place to be when I was in school because of the proximity to LSU. I was just looking at home values and per square foot it's a lot cheaper than other better neighborhoods on this side of town. Would it be a good investment or will it continue a slide because of all the cheap housing around it?

The area around it is going to shite. I wouldn't invest in real estate there, and it's a shame because it is a beautiful neighborhood.

Is Riverbend the neighborhood with the huge house in the back that is supposedly owned by the developer??? I remember a friend and I riding around back there one day and seeing that house gated off in the rear of the neighborhood.
