OT Toilet Technicians

A handyman, I am not. Two issues:

Problem # 1: Toilet continues to "drip" from under the bowl rim (see pictures and video link).

Solution # 1: Is a new "flapper" needed to correct issue? Water level inside the tank appears normal.


Problem # 2: Toilet is leaking from bottom of tank near locknut.

Solution # 2: I have already "tightened" locknut. Is it as simple as a rubber gasket replacement?

How long did it take you to scrub the dried urine off the toilet before you could take a pic to post on TD without fear?

Generally speaking, our toilets are always fairly "clean." We use Clorox wipes for between deep cleanings.

Also, toilets are usually cleaned once every two weeks by hand and are treated with toilet bowl cleaner that clings to the bowl rim and is used every time we flush. Really works.

Plus, as a family, we aren't nasty.

yes if it all of a sudden started. If it has been happening for a while, then the chain to the flapper may be too tight.

Need a new wax ring (although they do make rubber versions now).

Both are fairly simple to do, and there are youtube videos to help

Wax ring is relatively new and in great shape. I should have been clearer in my previous post. Locknut that has been tightened is on the underside of tank, near the water valve that comes from the wall. This is the area that is leaking constantly.

Yes, just recently started. However, I will certainly check the chain to the flapper and see if an adjustment is needed.

Does the water level in the tank run low and then you hear the valve come on to refill the tank? If so, that is the flapper. If not then the fill valve may be leaking.

I haven't noticed this, however this is not the toilet that I primarily use either.

Time to do a little more research.

$3 flapper will fix that. Float isn't getting lifted enough to shut off water flow to under the rim. When you open the tank, there is a tube in there going down. After the tank fills, water should not be going into that tube

It may be easier to just spend $20 and replace both the flapper and fill valve. It is pretty simple to do. If it is a Flowmaster fill valve they make replacement gaskets for the fill valve to where you wouldn't need to replace the whole valve.

Yes, but there are several types and styles these days. If it is a flapper type like we would all recognize, try to find a "Korky" brand flapper. They are by far the best. If you have a plumbing wholesaler anywhere near you, they will know exactly what you are talking about. You may have to cut out the middle where it loops around the tube, but it will be the best by far. It's is always best to take the old one with you if you can, so you can compare.

If you have the kind of toilet where it is a complete ring that extends up and the handle lifts that ring off the bottom seal, you are pretty much screwed, and will have to buy the entire flush valve for your model toilet.

Tank to bowl gasket is what you are looking for, and again, there are several different ones. Some are much thicker than others. You will want to buy new tank to bowl bolts also, since you will be taking it apart anyway. Don't get too carried away with these, or you will be buying a new toilet. Remember, you are tightening against vitreous china.

Take off the old flapper and bring it with you to make sure you get the correct one!
