Let's assume TOPS really gets the axe, how hard does the giant apartment bubble

crash? These giants complexes springing up in college towns are about to take a massive hit. Parents who were planning to spend $800 or less on tuition will most likely have to make a hard decision when housing and tuition will run close to $10,000 a semester. Lots of parents were fine paying 600-800 bucks for rent a month when they weren't paying tuition, very few will be able to afford both for four years, and multiple kids. Interesting times ahead, baws.

They have two being built across the street from each other right now on Ben Hur and another about to go up off Parker and E. Boyd. Those developers have to be absolutely shitting themselves right now.

Wasn't Delgado looking for a way to get NBR back on its feet? Gentrification, COME ON DOWN! You're the next contestant for "Cheap Real Estate"!

Rent prices in BR are kinda insane as is - most new complexes are going north of $1k/month for a 1 bedroom. ONE DAMN BEDROOM.

This was one of the first things i thought of.

Just think if even 25% of the complexes around lsu went belly up/section 8. It would get ugly quick.

Eta: i have no onowledge of section 8 or what restrictions there are in becoming section 8. Just spewing random thoughts here.

It's crazy how absurdly inflated the BR apartment scene is, or at least was when I was in school 5 years ago.

Went to grad school in Athens. 600/month in BR gets you a 2 BR at el cid.

800/month in Athens would get you a a 2br/2.5 bath 2 story updated apt in a gated complex less than a mile from campus. With wood flooring.

Had a friend who lived in the "El Cid" equivalent in Athens (steeplechase for those who are familiar). 800/month total for a 4 BR.

I think the lack of safe/decent rent houses near LSU drives that market up. There's a shite ton of rental houses around campus in Lafayette and most folks I knew moved into one of those or a smaller apartment complex as they got to their junior or senior years. The giant complexes are cheaply built and run like shite, doesn't take long for folks to realize it's a rip off.

Yep.

Lived in the Standard at Athens my last year of grad school, which was the first one they built.

The Standard at BR (now university house) is like 100-200/month more expensive for the same thing in Athens.

We got in on the ground floor. It was just completed about a month before my last year, so no one had lived in it yet. It was awesome and extremely nice. We had a fricking 9' pool table the came with the place. But there is no doubt in my mind that in about another year or 2 or 3 that it will be an absolute dump due to cheap construction and bad management.

Want to talk about cheap construction? They barely had the framing up when I moved back home for the summer before my last year. Remember looking at the construction and thinking we'd have to live in the nearby Hilton for a month or two while they were still trying to finish it. They were ready for us to move in a week before class started back up 3 months later.

That's a really good point.

That said, I was always under the impression that a lot of these complexes are filled with out of state kids. When I was in school (not that long ago), everyone from here knew better than to live somewhere that pays per person when they can just get any of their friends who went to the same school as them and split rent for a place that charges for the entire unit. Also, a lot of them stayed with parents for the first year or so.

I completely agree with you but.. there's a lot of trash here in BR. I've lived in the cheaper places, and let me tell you.. the trash in these places don't live there because they want to live in a shitty apartment. They live there because they can afford it. If the nice places become affordable, they're not just going to stay confined to the shitholes. They're going to move in on the nice places.

As long as apartments are not allowed to discriminate very much on tenants, they're going to have to remain expensive to keep the trash out.

I had a few friends who lived at the Woodlands and it seemed like a good majority of the cars had LA plates, with Texas sprinkled in. I'm sure there's a large OOS presence but my take was that it was mostly freshman-soph kids from all over who wanted a safe, new place to live.

The vast majority of the people I knew lived in a "per bed" apt when I was at LSU from 07-11. With a few exceptions, the places that charged rent for the unit and not per bed were shitholes.
