I need advice from people who are knowledgeable about managing land

I have 120 acres between Addis and the intracoastal canal. Other than good drainage around and through it there has been no upgrading done at all. It is heavily timbered. I don't think access is going to be a big issue.
I want to hang onto it because I think that area will one day be developed commercially and/or residentially. There are decent residential developments in the area now.
It may be after I'm dead and gone but it would please me to know my heirs might benefit from it.
What are some things I can do without spending money on it - even generating revenue? Selling the hunting lease? Selling timber/planting trees?
Who do I speak with to give me some ideas?

Hunting lease might be best, usually these guys will improve things, just for themselves.

If you don't hunt it, lease it out for that. Just make sure who ever leases it, carries insurance. No less then 1 million.
You can lease it anywhere from $10- to as much as $30 an ac per year. Depends on the surrounding land.
Having it treed, well, you could do a clear cut or a select cut, but 120ac is not going to bring much money. Then you have a big mess if clear cut.

not sure if this would be something you would consider but I think they drilling in some parts of LA.

about 100 of the 120 acres of land is heavily wooded. I'll bet the timber alone is worth hundreds of thousands of dollars.

Yes, they are. We have about 139,000 acres and they started drilling in the late 90s. A couple years ago they started signing more leases. It's a long process though.

You can sell all or some of the timber and defer your capital gains taxes via a 1031 exchange.
You would have to re-invest the sales proceeds in anther investment property, but it only needs to be like-kind and considered an investment property.

Not even close. To have someone clear cut it that leaves it in a waste land after, your share after might bring you 15K at the most.

Take the hunting to the Outdoor Board. Hammertime might also be able to tell you what the timber value is...
