How to choose a quality home builder

What are some of the things you look for when looking for a home builder? It's so tough because I don't believe any online surveys or. JD power bullshite because I have realtor friends that all say those companies buy their way up the lists


When I walk in a model home what should I look for? I hate noise coming from second floor or when I walk upstairs you can hear the floor make noise.

Look in the attic. Insulation? How about the decking?
Look at the walls. Do they look wavy? Look down a long wall.
Look at the trim work. Does it join up well? Is it pulling away from the Sheetrock?
Look at the windows. Are they cheap-feeling? Name brand? Or some BS no-name crap from the millwork company?
What about the AC units. Decent brand and SEER?

**most builders/sub contractors understand that you will make some minor changes here and there. Some have that built into their bids, some do not.

WORD OF MOUTH. My parents in 2007 paid a custom builder $127 a sq ft for their house.. i could have ripped the builders balls off with the crap he though he could get away with...shingles were two different colors, carpet in master bdrm two different types and the cut was in the middle of the room for even a blind man could see it. Granite cracked and placed on garbage support brackets for the bar. Not aligned sidewalk to the front door. Didnt put insulation in the north wall. Tried to tell me my dad that the faucets for 3 bathrooms, the kitchen, and walk in shower and garden tub would be $22,800.

Where are you building first off?

I've been looking at builders in the Baton Rouge area. I've tried to limit it to builders who've been around for 20 years, don't do tract building and have not been slammed on the Internet. Believe me if a builder sucks it'll be out there and probably on the OT.

references, references, references...talk to everyone that has any dealings with them...customers, sub contractors, realtors, home inspectors, etc....

if a guy is a clusterfrick, he may be able to pull the wool over one person's eys, but he can't do it to everyone...

I myself, and two volunteers...Get ready for it.. removed 48 signs... FOURTY EIGHT of DR Hortons signs off only 3 roads last Saturday here in West Mobile, spread out over 7 miles. All 48 signs were for some shoddy little cookie cutter neighborhood which had only 3 houses of theirs available. F*** DR Horton.

Put every specific detail you want in the building agreement, with whoever you select. For example, last house I built, I had gutters all around the house. Builder said we normally do not put gutters on a house. I said, I do not care what you normally do, check the building contract.

Other items I specified were minimum A/C SEER, type of tankless water heaters, amount of area to be concreted for parking, etc. Just spell out everything you want.

BRtigerfan is on the right track. It will be hard if your not skilled to look at a model that is designed for showing to customers, whether someone is good or not. Put the time in looking for reviews on the internet, ask for a list of vendors they work with. Examples like lumber company, door company, lighting company, to make sure they pay their bills, check the BBB.

When I lived In Denham we were looking at building much like you are now.We had an idea on the style house and the area that we wanted.We found a neighborhood that wasnt all spec homes and started talking to folks that were having homes built.We found out who was happy and who wasnt pretty quick.We ended up building in that area and using Allen Samson of Comfort Construction.He was very straight forward,easy to deal with and was able to complete our home on time and under budget.

This is a pretty good list. If the builder passes all of this you're in good shape.
