Home inspector recommendations

Just had a purchase agreement accepted yesterday and need to get the home inspected.

Anyone have any recommendations?

Home inspectors are worthless.....i would punch mine in the face if I saw him today.

You have any friends in contracting that you trust?

Keep checking this site. Right now, it's under maintenance but it should be the state's list of home inspectors.

Save your money. Those guys only inspect "what they can see" and it even says so in the disclaimer they have you sign. They are a joke and anyone with any mechanical knowledge can do what they do.

They take an online course, pass a test, buy some insurance, then get a license. Most of them have zero background in construction beyond that and couldn't build an outhouse if they had to.

even with the lack of respect shown here, they likely know more than you so I would carry on...

I would say that the main thing to do is to be there when they are inspecting the place and ask questions as you point things out that look suspect...

they typically aren't in too good a mood after crawling around the attic and under the house, but that is what they get paid for, so let them know that you are interested...

The electrical report is going to make it sound like the house is going to burst into flames and burn down at any moment.

This is true. The last house I sold the inspectors report basically read that way.

I could walk around a house and do what most inspectors do.

What a joke. Sometimes this place kills me.



Louisiana State Board of Home Inspectors has a website. Go there.

I would recommend an inspector that has a construction background of some sort prior to becoming an inspector. Do your research.

This for sure. Don't let your realtor talk you into someone either, just because that's who he or she likes to use.

Also, just because he costs the most doesn't mean he's good. The one I referenced above was stupid expensive and really was bad.

They have a template with all of that already typed out. They basically just fill in some blanks to create your "custom inspection report"

They have insurance for that, but they have so many disclaimers in their contract that it would be next to impossible to successfully sue one.
