HOA Management Companies

Long Story short, our outgoing HOA prez was terrible and left the HOA in a bad spot. There is a movement to hire a HOA Management company rather than run the org ourselves.
The previous leadership did not go after owners who did not pay their dues. The general motivation for hiring an HOA MC is to ensure everyone pays and that a neighbor does not have to track down the deadbeats.
I have heard nothing but nightmarish stories regarding HOA MCs doing nothing besides grabbing money from homeowners whenever possible.
Our neighborhood is small and does not have much in terms of community property to be managed. Simply cutting the grass and weeding the front gardens would suffice.
What has been your experiences with HOA MCs?
How often have your dues increased since the MC took over?
In order to contract with a HOA MC, our dues will have to double.

Why not just dismantle the HOA and let everyone live their lives the way they want?

Yes, they will rape the crap out of you and not do very much. Most of your money will got to "management fees"

I was an HOA president and on a board for several years in a new neighborhood.We kept our HOA board but hired a management company to oversee the accounts,dues collections and penalties, maintain and bid services. The first one we had was terrible and we fired them. The second was good and it did not cost us that much. It was well worth the extra money to unload that headache. I would maintain some kind of board just so someone outside of the management company knows how the money is being spent. We used RSS Realtors.

What company do you use?
SO there's a way to choose what services we have them manage? I'd be OK with them collecting dues for a % but I'd rather not have some company nitpicking property maintenance issues hoping to grab fines/legal fees from homeowners

I'd love that but there are common areas and a pond that need to be maintained. The HOA has been good at taking care of those areas with minimal intrusion to the private lots.

We used RSS. Yes we chose what services to provide. We only paid them around $3000.00 a year but with the understanding that they were not being contracted as "full service" management. The board still maintained control and had the final decision on vendors,implementing rules, spending on improvements repairs etc.. They informed us issues such as rotting trees and let the board contact the homeowners first.

We pay $300 a year and the only thing we get is someone cuts the grass around the ponds during the summer.

Are you on the board? I know it sounds like a pain in the arse but I stepped up to the plate and found like minded individuals who were not power hungry, nosy jackasses to run with me in order to avoid power hungry,nit picky nosy jackasses from being in charge. Our mandate was to keep dues low and collected and keep our neighborhood safe. We did not harass people over small things and we actually talked to our neighbors that had issues instead of having a management company lawyer send letters. HOAs can be a good thing if you make it good thing.
