Flood insurance premiums

I just got my escrow statement and it s off by $600, the reason: my flood insurance. My property has never flooded! But due to the resent floods including the 500 year flood of Carencro, I've been labeled a flood plane and had my insurance quadruple in 5 years. I'm now paying $1655 a year for fricking flood insurance. What a damn rip off?! Unfricking real

Until your house gets 7 ft of water in it, and you lose everything you've ever owned.

which is also only $138 a month, less than most people pay for cable TV.

What was your flood zone listed as 5 years ago and what is it listed as now? Should be on your policy declarations page. If the flood zone changed due to revised flood map for your area, you should be eligible to be grandfathered if you never let the policy lapse
ETA: your insurance agent should be able to check on grandfathering eligibility if you call them

Lots of people very sensitive on this subject on the OT. You won't be getting any sympathy from them. You will get plenty of downvotes though.
FWIW, I feel your pain. I was loving those Katrina insurance assessments when I lived in Bossier Parish.

Oh I'm well aware, but got too bad a case of the red arse. The folks in Youngsvile/ Broussard hate me, because I blame them for this shite. They knowingly built in a cane field/flood plane and didn't cut any drainage. The water backed up and Carencro flooded.

An Old timer once told me (when I was a young grasshopper) If u live in Louisiana,
YOU MUST KEEP FLOOD INSURANCE, no matter where you live or how high your elevation is.

Tell that to Watson.
My parents paid flood insurance for years while their neighbors didn't. I have sympathy for their situation, but we also went through some lean times where that additional money would have helped.

Believe it or not, we were just outside of the lines until the Carencro flood. We were a little island of nonflood zone. My neighbor has lived here his entire life, and lives through the Scott flood of 1940. He said even gen out property didn't flood. His Dad planted a live oak where the water line was. The flood of 16 was about 10 feet past that.

How did you just find out? I hit a letter wayyyy before my insurance was due I went from X to AE due to map change but still pay for zone X. You have the option to go the LOMA route if you think it's wrong. During the big flood here my area was one if the only that didn't flood around here too. I still pay 460 or so.
