FEMA: Despite historic flooding, insurance rates & flood maps to remain the same

frick all that. Do we need to raise in Denham? That's all i want to know and nobody is answering this. Nobody can move on rebuilding till they hear the answer to this.

I didn't get water damage in St amant and didn't sand bag. My rate should go to almost zero, right???

Is that just inside the city? I got my permit and they told me go ahead and get started. They will inspect later.

Just because they gave you permission to do it doesn't mean that they aren't going to change the regulations on you. Most people are waiting because they don't want to put $20k into a project only to have FEMA, two weeks from now, tell them they need to raise their house by x-feet.

I'm outside of city limits, in the same boat and pulled some info together. Do you have an email address?

I call bullshite! Just this past week there was a guy on my mother's property checking elevations and admitted that he was there under a government contract. Now, is anyone gullible enough to believe that the flooded areas of Livingston Parish just happened to be scheduled for the survey now?

Why would they change the maps based on the August flood? It was in excess of a 100yr storm, and even in excess of a 500yr storm in most areas. Maps depict 100yr & 500yr special flood hazard areas.

Flood maps showed that our house would flood from the south based on a creek that runs by our neighborhood. We flooded from the north.

Oh well.

This is what they are doing in EBR Parish. Maybe Livingston Parish will follow...

You'd think with a 0.1 percent annual chance (1 in 1000 yr) that raising a dwelling is not in the cards.

Received letter from my insurance agent to expect a notification soon for any homeowner with a mortgage in our area will have to carry flood insurance even if you didn't flood in this recent epic flooding. frick them.

Did you have substantial damage (i.e. 50% or more of value).

If you did, under regular rules, you need to build to Base Flood Elevation at the time of your rebuilding - if you are not already there.

That requirement can be waived by the local government with FEMA permission.

The other question people had was, were they going to raise the BFE. The OP indicates they will not.

Most mortgage language says that if you are in a special hazard flood zone (i.e. anything worse than X), you will be required to have flood insurance.

If this is true for your mortgage, and you have been in X and continue to stay in X, I don't think the mortgage company can force you to purchase it, as that would be a unilateral altering of the mortgage contract.

EDIT: Your agent may be trying to scare you into buying a policy from him.
