Cost of building a 800 sq ft house in louisiana

My wife and I are thinking of downsizing from our home of 1546 sq ft to a 700-800 sq ft house. if we were to build one how much would it cost in louisiana more so the Baton Rouge or prairieville area? We probably won't do it for another 4 years as we are saving up to put a big down payment. Our goal is to be mortgage free or at least pay half the mortgage note that we are paying right now.I know I would have to buy a empty lot in the country or land not in a subdivision but I was watching tiny house nation and they spent $90,000 on a 576 sq ft in waveland, Mississippi. My wife and I were impressed how spacious it looked for that size. I would have to have high ceilings and a good bit of windows so it don't feel closed in.

$90 per square foot for a decently appointed home. It all depends on the finishes.

1546 square feet is not that big. By comparison, my condo is almost 1300 square feet. I can't imagine living in a space 1/2 the size.

I hope you and your wife really like each other to live in something that small.

While a couple can live in 800 square feet, it's definitely very small for the BR market. Resale value will be an end-use issue.

You didn't say where you were thinking of building but let me offer the warning that many (probably all) subdivisions have minimum square footage thresholds in their covenants. Folks in a neighborhood of 1,500 to 2,200 square feet houses don't want an 800 square foot house to be built next door to them. It would negatively affect resale for them, hence the codified prohibitions.


That said, you'd probably have to build outside of subdivisions.

Good luck, I'd think $110/ sq. ft as your HVAC and Kitchen/Plumbing costs are roughly those of a 1,200 - 1,400 sq. ft. house but the total installed cost is only spread over 800 sq. ft.

800 sq ft is roughly the size of a 1 bedroom apartment right? That isn't too bad in a big picture. You just can't have EVERYTHING, less space for clutter lol

That was another thing I was thinking my wife has so much crap and clothes I would love to see half her clothes gone. I hate clutter and more space the better.

Right now I'm building a small house that is a camp/guess house. It's a little more then 900sf. I have it blacked in with most of the plumbing done. It is a timber frame house. A lot of extra work, but looks great. 2 bedrooms, 1 bath. At this point I have about 3K invested in it. How so cheap? Well, I have a sawmill and saw up my own lumber.

I started in March of last year. Sure in no big hurry, besides I'm only able to work on it now and then if I feel good enough.



The house I live in now, I built it 17 years ago by myself. It is 2290 SL with over 3700 under the roof. It took me just under 6 months from start to finish. Cost me back then at 54K. Oh, I was working 12 hour shift hours and put many 20+ hour days in.

You need to consider seriously the intangible/emotional cost of being called a poor on the OT.

But seriously, I could easily live in 800sf. Apart from storing crap, it's really about all I use anyway.

I actually want to buy an old shotgun house, slightly smaller than that, for a pool house. I sure wouldn't want to squeeze into a space that size with all the shite we have.

I will restate the previous comment. I like my indoor space.

ETA: Particularly when there are 2 or more people living in that space.

Well, I been kicking the idea of moving into the little house and just rent my house out. Don't need a 4 BR house anymore.

That's an ignorant amount of money for something that small. You'd have to build it yourself for it to make sense.

I still wish I would have bought land and built a little house myself though instead of buying this monstrosity.
