Central FEMA Meeting

Podnuhs went to it, said FEMA guy stated if you had 50% or greater of the value of the home in damages, and in a flood zone, you must lift your home or you won't be eligible for flood insurance and won't be able to get a building permit. He didn't say how much FEMA would pay towards lifting the home though. Anyone hear this or how much FEMA would pay to lift the home?

The government did this same thing about twenty years ago for houses along River Road in Denham Springs.

Here is the skinny of the meeting and I attended it.
Central currently has standards greater than FEMA. It is the greater of the 3:
1. 1' above Centerline of road
2. 1' above nearest manhole
3. 1' above record flood inundation.
This would mean if people who had 50% of significant damage and wanted to fix now would have to raise their house. Central's council is working to remove this ordinance. This ordinance was in place to get additional FEMA credits for reduction of flood insurance for residents. Central will take a hit on flood insurance cost now.
Once ordinance is removed people will have to meet FEMA's requirement of being above the BFE. This will help most. If you flooded and in current flood zone and above BFE, you are good to repair. If you flooded and in current flood zone but below BFE and have 50% more significant damage, you will have to raise your house.
If you choose to not follow this and fix your house you may not be able to sell in future or even risk possible disconnection in utilities.
This isn't specific to just Central. EBR Parish is about to have to deal with this or Southeast of parish will be a ghost town.

A friend who is older has already started looking for a new house elsewhere. He has the cash and no mortgage on the house so he says not worth the time or stress for he and his wife.

I know more than one person that will be forced to walk away from their home completely if they enforce this at a total loss. This is something young people can absorb and move on from. Old people on fixed incomes in no way can afford this.
