Building a house/cost per sq foot

Im curious to see what people think it costs to build a house in Metairie per square foot without a contractor.(sub everything out yourself) I have heard anywhere from 85/foot which I think is insanely low, all the way up to 150.

I understand that the numbers thrown out will be all over the board. Just looking for people who may have experience doing this. The house would be pretty top of the line.

Nonetheless, are you a carpenter? Or will you just manage all the sub work?

You can do some homework and find a great house. Pull out floors, repaint and a few other things an have a great home. Spend a lot less. Many of the prices when up after Katrina and have never went back down. Some of the subs I know, drive to NO and do a better job for less money.

Looked into buying but I could build the houses we are looking at for much less.

It would actually be my retired father in law who is always looking for a project that would sub the work. He just finished building a vacation house so we have the crews. Its just a matter of managing them.

Then he should be able to give you a price. Buy an older house and let him overlook the updates, repairs and like.

The prices you hear b/t $85 & $150/ft are all somewhat correct b/c you could build a house for anything in between. There are too many variables. What you consider "top of the line" could be cheap to someone else. Not to mention when you say 'per sq foot'... are you talking total or living? If you are talking about living, are you gonna have a garage? I have a friend budgeting his house and used numbers from a house that didn't have a garage yet his has a 500 sq ft garage. That is a huge error to not factor things like that in.

Your homeowner's insurance will be a lot cheaper with a new construction house vs an older house w/ new floors.

Make sure you build a hip roof. Not that gable shite. Difference maker in premium as well.

It shouldn't make or break his decision but he will have a better premium with a new construction house all else equal.

I just finished my house in Pville a few months back. The construction part of the home cost me $83/sft. I subbed out the entire project myself. Granite everywhere, custom cabinets, triple crown molding, basically, I built exaclty what I wanted. If you have any sense, and can use the yellow pages, it really takes minimal effort, as long as you devote enough time to be at your site multiple times a week. I moved in with 25% equity and am already looking for the next lot.

Friend of mine is doing the same thing in Prairieville. He told me $85
