Baton Rouge - Single Family Home
Posted by KRobinson on 3/20/17 at 10:53 pm00
I'm in the market for a 2-3BR 2-3BA single family home for under 150K. In a good area, preferably in south of I-10 Baton Rouge.
What are the zip codes to completely avoid? What are some zip codes the OT is high on?
Any recommendations would be greatly appreciated. TIA!!

150 won't get you much in south BR

I don't know if that exists. Maybe Broadmoor?

$150? You need to start thinking two bedroom townhome.
Anything 3br south of Florida for $150k is going to need major updates. You might have some luck in Brusly or Port Allen, but even then you are looking at houses that need a lot of work.
Zachary and Central won't be any easier.

I'd suggest starting your search 15 years ago.

If you want to be in Baton Rouge, raise your budget by $50-100k. I was in your shoes 2 years ago after moving from East Texas with a $130k home that met your basic description. My realtor laughed when I gave him a similar demand for Baton Rouge.

You'll have to be lucky. You'll need a "fixer-upper". Not necessarily a home that's falling down, but, as someone else suggested, a home that needs updating. I was able to find a home in a pretty desirable neighborhood for under 150k, 3br, 1800 sq. ft., nice yard, nice neighbors. Drawback was that it hasn't been updated since it was built. Three layers of wallpaper in every got dam room. It has been a long process, and I have a long way to go, but I consider myself lucky. I could probably sell it as is now for about 15-20k more than I bought it two years ago.
You could look for a flooded house that is in just barely habitable condition.

I agree $150k is hard right now.
I buy homes to rent and it's hard even with cash in hand ready to close.
$175k might be a good starting point.
You can find some $150k but
- Needs updating
- Could have been flooded or in a flood zone.
- figure flood insurance and at a minium add $100 more a month to your note.
It can be achievable but you got to really look hard.

Friend of mine just bought one of those houses where they share a wall and a front porch and walk up with the neighbors (called paired housing) in Sherwood area (70816) for $150k. It's 3 bedrooms, but it's pretty small, and obviously has some issues with the neighbors sharing a wall with you. And it's not in a fantastic area either. But that's all you can get for $150k or less in BR and not have your neighbors breaking into your cars daily

This is true but even then you will have to raise the starting point to at least 160k. The main issue with living across the bridge is traffic blows if you work in Baton Rouge (speaking from experience).

There was a guy on here a few days ago trying to get rid of a property that may be in your budget.
