Looking to buy a house but the crawl space almost for sure needs to be encapsulated. Anyone have this done?
What was cost and things to look for?
Approx 1250 SQFT for the crawl space

Why do you think this needs to be done?

I have no idea what you are talking about. I've heard of encapsulating brick piers, but not this. Enlightening me please.

If you're talking about this:
I have a customer who had their crawl and attic space completely foamed. It's kick arse insulation and their power bill is pretty small for the size house they have. However, it'd be a nightmare to do termite treatments if/when needed and inspections would never be thorough enough, really, imo...living down south.

Thanks for clearing that up, the terminology threw me off.
If the OP goes closed cell he had better have everything done in the house doable from the crawl space as needed. Closed cell is a bitch afterwards.

Crawl space vents are cruddy and there is fungus/mildew/mold issues that can affect the woodjoists
I wouldn't put up insulation like foam but that helps with power bills.

What all do you mean by this? I'm essentially looking for "closed cell" where it seals it from moisture/water

An addition/remodel took out vents necessary to get air flow/and water drainage.
Either need to add vents which aren't super effective or encapsulate

You should be more worried about refrigeration.

Vapor barrier and insulated? Yes.
Closing vents? Never. Air circulation prevents moisture from hanging around and I don't have a thought regarding possible radon issue if barrier is completed without ventilation.

Closed cell is tight and hard to get through when needed. If you want to add anything wire/cable wise it's always easier from underneath.
