Anyone Done a Whole House Renovation?

Anyone here ever done a whole house renovation/remodel? Looking at possibly doing a 4k square foot house. Mostly needs complete updating throughout (floors, etc) new bathrooms and kitchen. Any ballpark figures for what it would cost to get it up to OT Baller-approved status?

You talking about a down to the studs renovation or what? When i did our place, i always kept resale in mind and kept asking myself...what would an ideal house in this area need in order to sell fast. Finished product, split floor plan 4BD/4BA @ 3800sq ft (living).

You can figure out flooring easily yourself by what you looking at price per Sq ft installed. Kitchens and baths is were the big money can come in depending what you want. Interior paint for that size I would estimate 7-10k. Do you need new ac ? Plumbing ?

Not completely to the studs, I don't think. What did yours run and how long did it take from planning to completion?

I recently renovated my 2000sqft house, cost 60k. Everything brand new except roof.
I did most the work myself (flooring, demo, paint, trim, Sheetrock, etc) so I saved a ton. I used the savings to buy top of the line fixtures

Dude you can't base estimates of random people off of TD. You need to know the location. You need to know what the inspection report tells you about the AC, the sewer, the plumbing, the foundation, the roof, and on and on.

What I paid for flooring may not be what you want to pay or what you want to put in your house. You may want stainless appliances, or need counter mount depth fridge size based on your cabinet depths.

Speaking of kitchen cabinets, what do you want? Custom? Shaker? Cypress? Stained or painted? What about molding? Basic or triple crown? Do you want regular corners or bull nose finish?

Do you see what I'm getting at? If you ask 15 people who have done this you will get 15 different answers because they each wanted or needed to do 15 different ways. You sound as if you have zero clue as to what you are doing or even how to go about it. Not trying to piss you off or offend at all.

You just sound like you are a sucker looking to get it up the arse based on having no idea how to go about this.

My advice: Find a developer/builder and stop looking for a great deal. With your lack of experience you'll be ripe for a reaming. Just build what you can afford and avoid the process you're asking about. It is in no way for amateurs.

Based on my initial post, I agree with everything you said. I haven't committed to anything, and I'm certainly not going to make a decision based on this thread. I just started exploring the possibility. I don't even own the house. Mostly I'm looking for other's experiences and costs, knowing that there are lots and lots (and lots) of variables, to see if the idea is something that I want to explore further.

Appliances - you can price these yourself.
Find quotes from subs (minimum of 3) for cabinets, tile, flooring, painters and plumbers.
Flooring - you can price these yourself.
AC/Sewer/Roofing - Get at least 3 quotes if any work is needed.

Add 30% to total to ensure you have enough to cover if you brick on the choice of a sub or they drag up on you, etc.

This post is like using a nickel to work on scratch off lottery tickets when you are trying to journey to Helm's Deep. But it's a start.

cost will range from 75-150K
At 75 you are painting , new floor covering( no wood floors) cabinet updating(not new cabs)

150- move to wood floor, new cabs , granite cab tops, slight bathroom updating

- This really depends on what you mean by renovation,- To truly remodel a house of this size you could easily spend 250-400K -- it depends on the quality level and if you are paying a contractor to do the work

Just be prepared for your wife to decide that things need to be changed that you weren't planning on changing. We spent close to 5k just for kitchen appliances.

wives do enter the pic- we were going to replace carpet in bedroom, lead to new tile, new wood floors, cabs, granite, paint, bathrooms-

Make sure you truly love your wife before you start this process-

Exactly. A broken faucet in our laundry room is leading to new sink, and counters, a master bath reno, new door hardware and new outside doors.

Yep!! But in the end i believe that if someone is looking to buy your house..... you can't go wrong with good flooring choices, a nice kitchen, storage/closet space and of course..... you gotta have a master suite.

Besides, like i say.... it's just some extra sheet rock work.
