Thinking about buying a lot in East Baton Rouge.

I have never bought a lot before and built a custom home and wanted to get the boards thoughts. Wife and I will probably be living in BR for the next 5 to 7 years and are wanting to get a place with a bigger lot and more space to entertain. We currently live in Green Trails and are wanting to build down by Mallard Lakes. Do y'all think that would be a good investment?

I do. I like green trails but am looking for a bigger lot with a 3 car garage. I moved here from Charlotte North Carolina in 2011 when the housing market had busted there. $280,000 in 2011 in Charlotte would have bought a McMasion I was shocked at the housing prices when I moved here. I bought a $200,000 house in Charlotte in 2006 and sold It for $145,000 in 2012. I'd be happy living in LP and spent $3k on a deer blind this weekend but I've got to keep Momma happy.

Mallard Lakes or Mallard Lake Landing, $500K+ difference in lot price between the two.

Here's some advice you can take to the bank. In Louisiana, never buy land in a subdivision whose name contains the words Lake, Creek, Bayou, River, etc.

Not Anymore... $280k won't even buy you 1500 sq ft in most of Charlotte proper. Real estate here is cray right now.

No, my dad lives in there.

I think there is ~30 lots left

I actually have a buddy selling a lot in there currently

Not yet but I'll let you know tomorrow. It's getting bad. Storm drains backing up onto the streets. No water in the houses yet. Remarkably still have power.
