You have a sister that is a realtor and your first move is to come here and ask the question?

What are you, trying to pump up your post count?

"Gather all the facts before making a decision."

You need different perspectives from different sources the bigger the decision is.

I just sold my house a week ago for sale by owner. Why in the holy hell would you give some numbnuts 6% just to show your house and do paperwork that you are fully capable of doing? I guess it depends on the market and which city you are in.

try it and set a target date. If it doesn't sale by the date hire a realtor. Don't ask for a realtor's advise now because they will say "people who sale by owner don't know what they are doing". Yes they do, they are saving 6%, its simple.

Depends on your market. I sold by owner in 4days with a cash offer. No need for an agent. I did use a buyers agent for my new house though.

Can anyone put their home on the MLS? Seems like that would only serve to get a lot of calls from realtors which defeats the purpose of FSBO.

I've bought and sold by owner. I'm not forking over 20,000-25,000 for something I can do myself.

Yes, I believe anyone can get on the MLS if you pay the fee, which, ten years ago I believe was around $1,000.

I know some people that innocently screwed up a disclosure document. They are getting sued for about 400k

We sold ours on FSBOBR and included a clause that realtors were welcome at 2%.

I'm just curious

How does everyone know exactly how much money they saved by doing FSBO?

How do you know that a realtor would not have got you a higher selling price? Not to mention that there is some expense and time value in FSBO that usually doesn't get accounted for when professing savings.

I'm not a realtor, just someone who sees that they do have a value.

Exactly.

I don't want to leave money on the table.
Also not having the hassle of doing it and knowing it's done right.

I have done all my flip properties FSBO. Offered the 3% for buyer agents. If someone comes with an offer without an agent you can always hire an attorney to write up contract for a small fee.

If you know your market and research the hell out of comps you aren't going to leave money on the table.

Do you use a travel agent to book your vacation?

Trick question. Every MB FSBO poster paid under market value by not using a realtor as buyer and got full market value later as the seller.
