Selling house - fees

So if I sell my house on my own; what am I looking on paying on fees and stuff. I know I won’t be on MLS but we live in a brand new neighborhood that has almost filled up not worried about exposure.

I mean, if you get a buyer who has no agent and you don't spend the money on MLS..... $0.00
