I have had a few run in's with realtors but I still think they serve a purpose. First off the total commission can be negotiated and is usually in the 5-7% range. The individual only get a % of the total commission, the rest is split between other agents and/or the real estate company they work for.

Agents will generally do a background or similar check and only show the house to those who are financially able to buy it. The will filter those asking to owner fiance or lease purchase.

Yes you can do it in a sellers market but in a buyers market tire kickers will ware you out.

Bc a fixed we would screw them. A buddy of mine is a realtor and was just a buyers agent on a $4m home in Houston and made almost $100k his cut after his broker got some but overall the seller probably paid $250k to sell that home which is ridiculous bc it takes the same amount of paperwork to close a $100k home and a $30m home

I'm not arguing for the realtors fees by any means, but saying a $4 mil home is the same work as a $400k home is disingenuous. It could be easier sure, but generally speaking the more expensive homes will be on the market longer, require more work, and often times a good chunk of money is spent on advertising them in newspapers and magazines. The same argument can be said for selling many things, I mean it's the same paperwork to sell a $100k car as it is a $10k car too.

ETA: one of the reasons you pay the popular realtors full fees is because they have connections to the big buyers. There's a reason there's top realtors and they get an overwhelming amount of the best properties for the full percentage. If the seller was better off selling a $4 million property for 4% with a crappy new realtor instead of 6% with the most well known out there, the market would dictate that. But it routinely does not because you get what you pay for more often than not.

My wife and I have sold and purchased a house using forsalebyowner.com. The house we sold, we had it built, so we knew way more about the house than any realtor walking off the street would know.

My experience is that it was less eyeballs on the property.

We have HAR.com here in Houston area. If your house is not on it, many won't see it.

We bought a FSBO house. My wife just happened to go on the site and look. End of a cul-de-sac with a pool. We were the second person to look at the property in 2 months. They were going to list it in 2-3 days with a realtor. We had our realtor call them. We split her 3% instead of getting another 3% involved.

This was not in the recent crazy market mind you. Houston was nuts a couple years ago up until the recent oil drop. It was in 2005 which was still a solid market for housing, and only 2 people looked at the house.

I definitely would have knocked on the seller's door and let them know that their agent was turning away potential buyers. If I found out my agent was doing that, I would fire their arse with a quickness.
