RE Investing - MLS Access

How necessary is MLS access to be a serious investor? Does anyone on the board have access due to being licensed? Anyone gotten access without licensing?

I find it very difficult to look through realtor.com and Trulia for houses with all the "good deals" people talk about (bigger pockets, etc.) without knowing the comps in different areas. I like to make decisions backed through data and I see this as a big hurdle to obtain access especially if you need to be licensed. Cost of classes, application, time spent in class, etc.

Maybe I'm not seeing something, but is there another way to find these so called deals? Mentors? Other listing agent connections?

I've got a friend that's an agent who is sending me stuff off the MLS and I can say that ain't the way to find a rent house. I've been looking for about 3-4 months and I'm struggling to find anything goes that cash flows or works moneywise.

Not sure how anyone finds good deals.

I've found 1 deal on the MLS in 3 years. Everything else has been off market

No "real" investor is using the MLS for anything but comps. Your deals should be found offline.

My best deals are found with "we buy houses" type advertising or seeing a vacant house i want, finding the owner via tax records and calling him.

The cherries have already been picked by the time it hits the MLS.

Now when the market crashed, I could find deals all day on the MLS, but those days are gone.

they are still there in fast paced markets like here in Nashville where prices are up 37% in last 12 months but in slower normal markets you need to hit the communities, notes in mailboxes, advertise, kick some coin to the know it all in community who can get you in doors, etc...

Once you have an "in", you can usually get some referral/residual business.

I have a realtor that started sending me flex MLS, and it looks like they have some decent deals on there. I have yet to actually start investing in RE so maybe I have no clue what a "good deal" is.
