Question for landlords: Tenants moving in soon, they are bringing in 2 people

Those 2 extra people are not on the lease. On top of that, they haven't mentioned them till now. Can I terminate the lease?

What does the signed lease say about additional people living there?

It doesn't say anything. They verbally told me it's just them.

Anyone living in the house is on the lease, even minors and pets are listed on mine.
I also have in my lease that anyone staying more than a few days, I think I put 7 is not allowed.
I would have a chat with them and restate if they are living there they need to be on the lease.

not enough.
you would not have rented to 4 people at that price.
charge more. a lot more. let them know you will let them out of the lease if they thought they could not afford it without the other two people.
otherwise there is no limit. 5, then 8. a rats nest. no one responsible.

I think he needs to talk to the tenant first before springing something like this on them. Perhaps they're minors, or college aged children and didn't realize they needed to add them. Or if this is in BR, perhaps some family that flooded and is temporarily taking up residence there.

For the future....
Modify the lease to include maximum number of people living there.
Then fill in the blank.

I don't think he can charge more if the lease is already signed.
I put in my lease that everyone living at the address must be listed on the lease. There's also a section that limits the number of days people can reside on the premises and also the number of days my tenants can be gone. They have to let me know in writing if they're going on a long vacation or whatever.
