Question About Land Assessment

I have found a piece of property in a subdivision that is listed for $33K, all the property around it has an assessed value (not appraised) of 24K. Can I use that to get them down or is appraised and assessed completely different?

The sale price will probably be your new assessment as soon as the assessor picks it up. Land is assessed at 10% of actual value, not 15%. There is no homestead exemption for vacant land.
