Question about buying a home w/out Relator and Fee

So I have bought a house before with a relator and found the experience was very smooth. Upon selling the house with the same relator their contract stated that even if a buyer came by that did not have a relator that my relators fee would still be 6%.
Is this common? Is it possible to save any money by finding a house to buy on my own? Are sellers willing to negotiate more with buyers that are on their own?

I negotiated 5% with my realtor if two were involved and 4% if it was just him. No way I would agree to 6% in either case.

Yes, this is very common. I do not cut my commission with out a very compelling reason (the only time I've done it was because my seller was having to bring $30,000 to the closing table because he was under water. A good agent will not cut their commission, but bottom feeders will cut it all day long. Remember, if a realtor won't for their own compensation, they're unlikely to fight very hard for your sales price.

I can tell you that I don't cut them, and the great agents that I know do not cut their commissions. Has it cost me some listings? Yes, however, most sellers understand and after I tell them no the first time, don't ask again. There are plenty of agents in my market that will do the job for 4% and their expiration rate and days on market are both higher than the board average.

My team has 40+ years of experience & 3rd generation clients, and I'd say about 80% of time if we rep client on both buying $ selling we discount 1% on selling side and cut to 4% for unrepped buyer.

Far, far from bottom feeder. But based on conversations I've had with other LA realtors, you guys get awful splits, so I can see why you may not offer same commission splits.

When I sold my last home, I sold FSBO. When a realtor brought me a buyer I offered 3% and she did all the leg/paper work.

I have moved more than the average due to work. The best realtor I ever had flat rated the commission. She owned her own agency and worked hard to sell my home.

Good realtors do what they need to do to sell or purchase for their client.

The % of commission has little to do with it. It is about integrity. Some have it at 4% and some don't at 6-8%. There is no general rule.
