picking contractors

So far I have had terrible luck with contractors in that none of them ever do what they say they will do when they say they will do it. I would like to buy houses that need tons of work and then hire the work out to either flip or rent out the houses but I am hesitant given my luck so far with contractors.

Stop picking the cheapest guy and start picking the most organized, lowest cost, guy.

That's not terrible luck that's just the facts of life when dealing with contractors. 80% of the time you have to rule with an iron fist, make threats and withhold money.

They haven't always been the cheapest. How do you determine the most organized one?

Interview them just like you would anyone else you would hire.
