I'm aware it's a hard fine which is why I'm just taking a wait and see approach. I actually stumbled onto a really nice house that meets all of the criteria but it happens to be about 25k to high on aurora it's also under contract as well. If oil keeps tanking I might get lucky and find a foreclosure ha.

Huge yard and pool on a corner lot. Was very nice but was a little too much house for me as well.
