Ever heard of 6% on fist 100k then 3% on everything after?

Sounds like a load of bs. 6% is common but 3% is usually to listing agent and 3% to buyers agent. Then x% to broker.
Whoever is selling you that is basically trying to double back on what they have to give up.

6% is all you should pay. Get another agent if needed. As long as it is on the MLS, it will get seen and sold.

I don’t think you’re getting the math on this one. 6% of the first 100k is $6000 and an additional 3% on a 200k sale would be a 9k commission.
Straight 6% on a 200k sale is 12k.
Which would you rather pay?
ETA: that’s total commission paid to both realtors. It reduces the overall commission.

Yeah that is really common in Nola are MLS.
There is usually a guarantee on the first 100k, then a variable amount on the remainder like you described.

Yes that's common. And whatever they quote you is split by both agents.

Yeah, I read that all wrong. I thought they wanted 9% total after $100k.
I hope your scenario is right but it wouldn't surprise me if they were asking for 9%.

In Mississippi, if you are FSBO, you can get a 2% to a broker who brings you the sale.
Otherwise, it's 6% for the first $100,000, and 4% thereafter.
