Land loan questions

Who is offering the best deals on land loans in EBR/Livingston? Does my spouse need to go on a land loan?

Louisiana land bank told me 6% on a 20 year a few weeks ago.

How much land? How much down? Are you planning to build on this land in the future?
I just financed with neighbors FCU. But it was only 4 acres and I'm planning to build on it soon. It was zero down and 5% for 12 years.

Louisiana Land Bank and MetLife are who we've used, historically. I'm not sure about their current competitiveness, but that's who I'd check with.

I don't believe that it mattered the size, but I'm looking at between 15-30 acres.
They require 20% down in mo ad to cases, 15% if you have really good debt to income. Didn't get into specifics...
She said typically people use them to buy the land, then roll that loan into their mortgage when they build.

I think in some cases size does matter. I don't remember specifics, but I recall it making a difference.
If you're building on it, it opens some other opportunities. If within a year getting the construction loan, you could do a 5 year balloon type note where you just roll it into the construction loan before the balloon payment. Or could go interest only on a loan. I chose Neighbors for the 0% down. Some others who bought right around me used People's Bank, with 10% down.
I called LA Land Bank, but they just weren't competitive for what I was buying or looking for. They are definitely geared toward large purchases (100+ acres).

My thought is to buy undeveloped land and build a barn/shop/apartment while I develop the land and save for a larger down payment. The GF has a couple horses and board is outrageous. I would rather spend that money on a piece of land than just give it away.
I really don't know all my options at this point, I was just starting to look. Realistically, I'm at least a year off from anything concrete.

Well, met life is a different ballgame all together, just looked at their website and min recreational land loan appears to be $10 million

I'm very sorry. It's been a long while since we used them, and it wasn't for recreational. I had no idea that their minimums were so high in that area.

Check MidSouth if you are buying land you plan to build a house on. Zero down and 4.5% if you build in the next 2 years

check out Louisiana Land Bank in West Baton Rouge. Specialize in farm/hunting land. Dont like to do house loans. But will finance barns and shops.

wow - that is shocking to hear - they have ALWAYS been the lowest rate provider out there - and really good people.
I would call back and ask to speak with someone else!
