HELOC's don't offer fixed rates because you can borrow or not whenever you like.

You can establish a home equity loan with a fixed rate, but you have to borrow right then and there.

My HELOC is with Pentagon Federal. They're currently offering the prime rate, which is 3.75%, but when I signed the contract it was prime minus 0.25%.

Thanks foshizzle! I am kind a new to the variable interest rate idea. But I guess the rates can only go up so much each year, so the economy doesn't collapse. and I could pay it off if I needed to.

There are a few companies like Wells Fargo that offers a hybrid HELOC where you can put a fixed rate on a certain amount. But the rates are not that great

i have been done with LC for quite some time now. I think my returns were between 5% and 6%. Not worth the time to me when i am getting better returns on BDC's and REIT's and of course actual owned RE.
