This is part of any sales process. You work and work and work and sometimes the sale falls through. And sometimes, you hardly break a sweat and the sale sticks.

If you thought he did a good job, the best way you can "pay" him is through referrals, talk him up, write him a recommendation on LinkedIn, call his broker and sing his praises, etc.

If you want to get him a nice gift card or something, that would be very nice of you.

Ay way you could start a thread on not using a realtor? Your experiences? pitfalls, etc. We are in the house buying stage and my wife is seriously considering this. We have purchased two other homes and did nearly all the work as it was.....
