Homeowners Ins - I need advice

I just received my statement for the upcoming year and my HO Ins just increased 50%. Fricking agent didn't catch this up front and work it or at least alert me. Have rates jumped locally and I haven't heard about it?

This little stinker was included in the notes: "The company insuring you is changed to SAFECO Insurance Company of Oregon, a member of the Liberty Mutual Group. This Company change does not impact your coverage or your rate."

Primary home value is approximately $500k, no flood zone. I think it's time to find a new agent.

Is your insurance escrowed? Mine isn't, I've been through 4 HO companies in 4yrs due to drastic increases.

Water damage on a home in Gulf Shores three years ago ($10K damage?)

Did anything else change? Do you have your auto with Safeco also? Where is the house located? How old is it?

I don't think anything else has changed. Auto Ins is with AAA, separate from HO. House is 17 yrs old located off highland rd between Seigen and I-10.

I also have a couple other properties all located within a three mile radius here that are insured separately but with same agency. I can't even tell you who is the insurer on them. I know the latest purchase (60 days ago) is insured with a different company (Forman maybe). Don't know what to expect on those.

Safeco definitely had a rate increase recently. 20% was typical. Have you asked your agent to shop it? (He should have done this anyway, just curious)

Yes, I called her on it after receiving the notice. "Oh let me check into that." WTF! I expected more, a preemptive warning at least. An explanation for sure. That was yesterday. I am disappointed in the agent. Not looking out for me at all.

Don't know what you pay, but I'm valued at 600k and pay 600/yr with Lib Mutual, includes all electronics in home (laptop, iPads, iPhones, tv's etc...). That said my wife gets discount thru her company and we don't have hurricanes

Those prices don't happen in South Louisiana with hurricanes...

I didn't see the Tennessee location until after I replied. Worse than comparing auto insurance with out-of-staters

It doesn't make a difference but since I pay it yearly I know whether it has gone up versus not paying attention because it's in escrow.

Fwiw. I pay 2400 for a 400k house and we are less than 1/2mile from lake P

Quote it out and change to whoever is the lowest....it's no big deal and the escrow account will be credited with the unused premium fromt he old and the new will pay itself after...

Too easy to do. Look for a package deal of cars and home. (of course you know that)
