getting investment property qualified for sec. 8?

has anyone ever had a house qualify for sec 8? is it worth it. I know there is a initial inspection and then a inspection once a year or anytime a new tenant moves in. Is it worth the headache of dealing with gov. programs? the lore of automatic checks at the beginning of each month rather than continually hunting down tenants sounds nice right about now. I have a tenant give me notice she is moving out in two months, how long does it take to qualify a house?

you see, scumbag landlords like you have ruined neighborhoods with section 8. In NE Jackson here there is no telling how many elderly people have been robbed, beaten, and yes, murdered because of thugs from these apartments in NE Jackson at the corner of Old Canton Road and Ridgewook. When they started taking section 8 housing in the mid 90's, the auto thefts in the adjacent areas shot up sky high.

Problem is now a days nothing happens to someone like you. 80 - 100 years ago your house would've been burned down or you would have been beaten until you saw the light. Now you get a check from us to import crime into our neighborhoods.

As far as I'm concerned you are a government funded merchant of crime if you go this route and deserve to be treated as such.

when you have to live around it you damn right.

See, in the late 80's, they changed the disabled classifications to include alcohol and drug problems so now with section 8 you are paying for the drunks and crackheads to live among you while Slim gets rich off of it. I remember in Jackson when they started taking them in those apartments, the thugs living their robbed some high school kids on a saturday night next door and then the next day, these thugs were in high schoola nd middle school by the way, killed the assistant attorney general.

I'm not a scumbag landlord. I go above and beyond for my tenants.
I have not gone sec. 8 even though the neighborhood the houses are in is predominately already sec 8. It's getting to the point though of selling the houses or head down the path of being a "merchant of crime" as you like to say. Maybe I should have just sold them to a family with a adjustable rate mortgage, that seems to be working out so well for folks these days.

sounds like the sec. 8 housing you are referring to needs to work on their application process. Just sayin.

Just contact your local housing authority office, they will be able to help you with everything you need. Also, I wouldn't worry about the inspection requirements, they aren't that strict. The info may be on hud.gov too.

Problem with people like you is you think of yourself as a good person even when you do things like take section 8 money. Your need to like yourself outweighs any moral culpability or responsibility you bear for doing such things. No one is against landlords but there is such a thing as being responsibile and not selling out for a few bucks when it damages innocent people.

Well, if the normal renters would pay their damn bill on time, without trying to frick over their landlords, less landlords might be enticed to delve in to Sec 8.

thats a little strong. He is just an entrepreneur. There is a demand and he is offering his product. The demand is from a corrupt government, yeah, but your beef is with the legislatures not this guy.

Do you also agree/disagree with people who contract through the court system to teach "educational" classes on Alchohol, becuase the court orders DUI offenderes to them. Same shite in a different package.

so what if I do? When I got to deal with the criminals people like slim import into our neighborhoods I have every right to call out mr. absentee landlord who never has to deal with the consquences of his actions.

The neighbors have to deal with their crap, not once do the section 8 tenants rob or stab or rape the landlord. He's laughing all the way to the bank.

And the folks who hold his mortgage note are laughing as they cash his checks..and the loan officer who wrote it up was laughing when he cashed his...give me a break.

I'm gonna say it again.

If RENTERS would pay their damn bills and not phuck up the apartments and not try to scofflaw out with damages and ruined carpet, appliances, holes in the walls, etc, landlords might be less inclined to rent to an entity that will actually pay the rent.

I agree. I just thought someone who works in that particular industry raving like that was a bit over the top.
