Flat Fee MLS Services-Adam Campo, Baton Rouge

Investigating this option. I don't want to get into a pissing contest over whether or not realtors are worth the 4-6%, but I want to find out if anyone has experience dealing with Adam Campo in Baton Rouge. He has a flat fee option of listing your home on the MLS for ~$700 which includes 25 pictures, description, a lock box, realtor at the closing.

There is also a website which offers flat fee MLS listing and basically offers all of the above except for half the cost. But they don't have a realtor at the closing, of course.

Anyone used either of these services and have experience/advice to offer?

I thought they had one that did it for like $500? You would still have to pay the buyer's agent probably 2.5-3% I think. You don't need a realtor at closing so I wouldn't pay more for that. I would probably try to sell it on fsbobr first before going that route but it is worth the money to get on MLS sites.

Yeah we will offer a buyer agent 2% tops. I don't even want to waste time with FSBO.
I know it can work for some but we don't want to piddle around too long.

If I went strictly with an online engine it would be maybe $450 or so. Was just trying to find out if anyone has used the local guy, just online engine, or both.

I know a few people who just posted on zillow in the last month and sold their house within a week, myself included. Unfortunately my buyer lost their job 3 days before closing so I am back at square one. Just posted on FSBOBR today sometime we will see how that goes

I sold my last house in 3 days by posting it on Zillow and fsbobr. There is another agent named Paige Knowles or something like that, that will do this as well.

We used Paige Knobles to sell our house last year. She has different packages for listing your house. We were very happy with her services.

Going to assume your house is that 300k give or take range. Why not price it 3k more and offer a buyers agent a full commission? Take the emotion out of the transaction and let common sense lead the way.

Depends on how fast you're trying to sell and how desirable the property is. FSBO MLS listing is still like $450 I think and you don't get the E-Docs handled by the realtor, CSC listing services, or Lockbox.

That extra money your paying for the things above, makes life much, much easier.

At least 2.5%. If you're wanting to get a realtor to bring a buyer, at 2%, your house will be not be on the top of their list.

You can always put it on Zillow for a couple weeks if you aren't in a hurry and see if you get any bites, if nothing, go do the MLS listing.

I googled her last night after reAding the recommendations. She has a website with contact info. About to give her a call because I called Adam campo Friday morning then again yesterday and he's yet to return my call with two voicemails being left. If that's how quick he is to return calls when I signify I want to list with him then I'll see if I can find someone else.

Someone mentioned what fsbo cost and that's the reason I'm just going straight to MLS. It's the same price and FSBO just takes a little longer.

The perk of FSBOBR is that you don't have to pay the realtors anything if you get a buyer without an agent. If your house is in a good area, price it right and it will sell itself. As the other person stated, if you put it on MLS where buyers agents only get 2%, they will likely not even mention your house to their clients unless your house is worth a good bit of money.

I agree with this information. For sure 2% gets you nowhere. You have to offer at least 2.5%.

We have sold 2 houses FSBO and the last one we knew we needed an agent and to be in MLS.

The neighborhood we were in was upscale and homes didn't move too quickly. We wanted to be at closing in 60-90 days and Paige got us to closing in 60 days. We had to lower the price $10,000 (to compete with other homes in our price range) 30 days after listing but we got a full price offer and gave the buyer $5000 in closing costs. We actually walked away with a few grand more than our rock bottom number.

You just have to know your neighborhood and what your needs are.

Here are the details I learned from Paige nobles:
$249 includes basically just gettig it on MLS, realtors, etc.
$349 includes the above plus a texting showing service
1% includes full service, she handles showings, paperwork, professional photographer, lock box, etc.

I really need a lock box and wish the other packages included that. She said to do 2.5% for buyers agents. I kind of want to chance doing the $349 package and just buying or getting my own lockbox. That would save me about 3500-3600$.

Another realtor friend already ran market analysis and told me where to price it, which was where I figured I would anyway.

Residential realtors will eventually be a dead profession or at least only a shadow of itself. An industry that uses protectionism to ensure it stays relevant is an industry ripe for the taking by innovation.

Zillow, redfin, etc. are only the surface of what is going to come for the industry.

If someone knows an area, then maybe the realtor is worth 1% to take care of the paperwork.

6% of the deal (3% on each side) needs to go the way of the dinosaurs.

ETA: Personally, I believe the industry should be a flat fee service based on pricing brackets rather than a curve based on a percentage. There is no incremental effort required to sell a 350k house versus a 300k house, yet the model today pays are incremental margin on that 50k difference.

Yes. It was in high school. His girlfriend was involved. He was much bigger than me and had been kickboxing several years already. And he took mercy on me.

He was a really nice guy back then. Don't think that helps you, but interesting to know what he's doing these days. Sorry for the hijack.
