Flat Fee MLS Listing - Lafayette Area

Anyone on the MB recommend a local or national company for flat fee MLS listing services.
I'm in no rush to sell my home but looking to hopefully time the local market for an upgrade since wife (no pics) and I are expecting number 3. Looking to potentially sell before pricing comes crashing & hangout in a rental/apartment for a few months and see if we can get something cheap on the backside. Just me being tight and in no rush I'm looking to go the Flat fee MLS listing route.
Any help or experience is appreciated.

I'm your not in a hurry, try Zillow first. Declutter, Get professional pictures taken (imotophoto or photosold are both good - and well worth the money.) and price it based on comps. Offer some sort of selling bonus in the ad to realtors perhaps. I sold my last house on Zillow very quickly. Good luck.

Got the house decluttered and cleaned up. The wife does photography on the side so we've got some great pictures to start. I say I'm not in a rush but trying to move it within 3-6 months hopefully before baby arrives. I appreciate the insight.

Flat fee usually comes with an accepted offer time period. ~45 days then a % after that. No recs for Lafayette but I'm a fan of the flat fee listings in a desirable market.

I sold and purchased my last two houses using forsalebyowner.com. If you've got the time, it's the best way to go.
You can show your house that you've lived in for years far better than a realtor who's been in it for minutes.

I find the flat fee listing a better deal generally. They handle all of your contract work digitally, list you on the MLS and host your webpage, provide signage and lockboxes, and hook you up to the CSS scheduling service.
Flat fee listings might cost a couple hundred more, but those perks are well worth the premium IMO.

So how would another agent get paid on a flat fee listing? Or basically you would only sell to someone without a buyer's agent?

Buyer's agent is usually guaranteed a pre-determined rate. 2-3% or whatever.

The house I had listed on the flat fee MLS, I wound up selling myself.
I was able to get the MLS traffic, but a neighbor dropped by and I didn't have to pay a commission.
