Fighting property valuation in Houston

What's the best type of info to bring to the hearing? Should I attack their comps as flawed? Bring in my own comps or anecdotal information on my area? General market conditions?

Go to Jubally.com, pay them $75 to put together a protest packet, and bring that to the hearing.

Not bad. And probably pretty fair price they posted but I'd really like to get it about 10% lower. Is the information easily editable?

It comes in PDF, so I'm sure you can OCR it and edit it in another format.

Check out the sample report. That's pretty much the format you'll want to use to protest if you do it yourself.

A colleague of mine owns 2 properties in Houston, one he lives in and one he rents out.
He's batting 100% on fighting the rental's increase in valuation and 75% on his house using the method he described to me:
- Go here LINK and type in the neighborhood number and total sq footage +/- 20%.
- Export the list of comps to excel
- Sort by valuation
- Set up appointment with HCAD and show them the 3 lowest comp valuations

I don't have much more detail than that but he says that's the only thing he's done and it's been working great.

I did the iFile protest so I'm not sure exactly what was effective, but in addition to finding comp sales I would suggest (I'm assuming you are in Harris County):

Check the appraised values in your neighborhood on HCAD (https://www.hcad.org/records/real/default.asp). once you get to your home you can click "Nearby Addresses" and it will show your block. Look for any that are similar to your home but valued differently (also check improvements vs. land, not just total...my total was pretty close to neighborhood average but my improvements were valued $100K more than nearly identical homes for no discernible reason).

Check the Trulia crime map ( LINK) to see if your block is more dangerous than others in the neighborhoods you are grouped with (or even just closer to dangerous areas than parts of the neighborhoods). Also any strip clubs/liquor stores/etc. within X from your home. Find reasons that your block or neighborhood is worse than other blocks/neighborhoods that it is grouped with for assessment purposes.

List problems with the house...foundation problems (if you are in Houston there are probably foundation issues), etc.
