Fees on new home purchase?

1) Lenders title insurance $1416.47....Any way around this??
2) Title Endorsement fee $250.....?
3)title Courier Fee $85.....?
4)Title Examination Fee.....$275....?
5) Processing Fee $500
6) Underwriting fee $895
7)) and lastly Good ole Owner's Title Insurance (Optional) $669.50....I already let them know I don't need the owner's title insurance......
Anyway to negotiate the first six...? Thanks in advance.

The first two the answer is no. Lenders title insurance is required and based on loan amount. Endorsements are for environmental and in place of survey. The others can be negotiated

Title insurance is regulated by department of insurance and will be the same price everywhere unless they try to sell you on enhanced title insurance. You don't need that. What parish is the home in?

Almost all of those fees can be avoided by paying cash.

Like others said, lenders title insurance is a requirement if you are getting a loan. Owners isn't necessary, but it's not that much considering the headaches it could save you. That's a one time fee, not like a yearly premium or anything.
Everything else is just costs of the title company that you could shop around for quotes on

Oh and if you want to do some shopping around, it helps to know where those charges are coming from:
#2-4 are title company fees...they seem slightly on the high side to me, but they're in the neighborhood of what every title company will charge. You could maybe shave $50 off a couple of them if you get some quotes from other places
#1 & 7 - the insurances. Already discussed these. Can't shop around on these, the rates are standard and based on loan amount and sales price. You can opt out of the owner's but as is the case with any insurance, it's a gamble that you won't need it
#5 & 6 are lender fees. Probably a bigger pain in the arse and more time consuming to shop around for, and they depend on the kind of loan you're getting too. But you can't get away from paying a couple grand in fees, unless you have the money laying around to pay all cash

the processing fee and underwriting fee are high. If your lender fee's are over a $1000 total you are paying to much. who is your lender?

lender is preferred lending solutions. $350,000 sale price of new construction home. $20,000 down payment. They don't charge an origination fee. I see alot of lenders charge 1% origination. Interest rate for 30 years conventional is 3.375. Haven't signed yet, waiting for everything to clear. A

30 year rate @ 3.375 charging no origination or points to get that today is insanely low. Lock that in if you even can. Rates have been going up steadily over the last two weeks.

locked it in 2 weeks ago. Just waiting on underwriter to source out some of my 1099 income. Worse than the IRS with that lol
