Estimating Homeowners and Property Tax in Metairie

Mrs. Sheep and I are house shopping in Metairie. (First time buyers.)

How do I come up with an estimate for what homeowners and property tax will cost us?

Also, is there a good lender to work with? Our experience with Quicken Loans so far has been underwhelming.

NOLA Area property tax calculation example

For a $250,000 house in Metairie, I've been estimating $300-$350 per month for homeowners and flood.

Mine's wasn't that much, but I pay about $3800/year for homeowners and $500'ish/year for flood.

On a $150,000 home (OT Poor ), property tax is about $800, homeowners is somewhere around $3,500, and flood is around $400. This is for an older home (~1950) in a X flood zone. Obviously the age, location, and value of the home will influence homeowners and flood pricing. I'm just providing for a frame of reference.

I have used Julie Baudier with Standard Mortgage for the initial purchase and refinance and have been very happy both times. I have also recommended her to some other people and they ended up using her.
