Not sure if it is worth it, but I have heard that you can get a much better price on the secondary market.

I am a member and bought resale 3 years ago. My wife loves Disney and I figured if we are going once a year it was worth it. Definetely buy resale. When I purchased I bought 160 points at $72 a point. Disney was selling at $150 a point. I think I recently looked and the secondary market has since gone up to the $85 per point range but still a lot better than buying direct from Disney. By the way Disney controls the resale market prices. They get first right of refusal to purchase the resale property.

You get to stay in a Deluxe resort every time. But if you are content with staying in a value resort then it will never really pay off. So far we love it. We get to go once a year and stay in a studio for 6 nights. And we usually stay at a resort on the monorail which is very convenient with young kids. We are actually going next week to stay at the Polynesian.

Buying resale, Disney does not allow you to do a few things like use your points on cruises. Which when you look into it your points are best used at the dvc resorts anyway. I was sold because they have dvc resorts in South Carolina, vero beach, and Hawaii. So when the kids get older we can go to one of those instead of Disney world or land.

There are several legitimate websites. Just google dvc resale. We purchased ours on dvc by resale.com. It was a very easy process. Cost about $450 in closing cost. One thing to keep in mind are the annual dues. You can look these up online as well. Some resorts are more expensive in annual dues. Our home resort is animal kingdom and is probably one of the most expensive resorts as far as annual fees go. Last year I paid $1025 for 160 points. They seem to go up every year. Only difference in home resort and non home resort is that you can book 11 months in advance for your home resort, for non home resorts you can book 7 months in advance.

We purchased a few years ago. We have two home resorts (BLT & BWV)and we go once every 18 months switching between the two. Next year will be the first time we wont be going on our regular rotation so we may just resell those points to a DVC rental co.

We tried to book a last minute trip in February but due to it being last minute the only resort available was Saratoga.

I created a rather lengthy spread sheet to determine if it was worth it and in the end, if we use it regularly, it was about break even to renting dvc points. The key there is , using it regularly. As someone else mentioned, I have a feeling, in the future, some of those points will be used more in Hawaii rather than Disney.

By the way, re-sale is the way to go unless you want your home resort at brand new DVC such as the Polynesian. The new resorts are not available on re-sale.

I read an article today that Disney took away all membership benefits/perks for people who buy resales. Current members are grandfathered in.

Been a member since 1998. We own at the Boardwalk and Saratoga Springs. Back in those days it was just 50 bucks a point! Yes, check secondary markets. I've sold some points there before. You can buy as well. You can use those points to go to a myriad of places all over the world which makes it worth it. Our timeshares have been paid off for years now but they have paid for themselves probably close to 10 times over now. The rates for NON DVC members are high which makes being a member worth it, however, it's only worth it IMO if you go somewhere you can use the points once every two years or have someone pay you for the points they would need like a rental if you do not plan on using them at least once every two years. You can always set up a slot for somebody else.

As a matter of fact we are bringing the kids and leaving friday for disney world. this time we are staying at the beach club villas. Anything by the lake close to EPCOT is fabulous like boardwalk, beach club, yacht club, swan, dolphin. Even though the last 3 are NOT DVC properties.

In your earlier post, you wrote that you paid $72/point, but this is a little over $6/point. Is one of the posts a typo?

I don't know anything about the program. What did your 160 points get you? Are points used per night? Is the points/night variable depending on demand?

when we bought in to BWV in 1998 after 3 trips the DVC membership had paid for itself what it would have cost us paying a non DVC member price for the time we spent there. We then added more points while they were cheap. Yes to get into certain home resorts now you have to use the secondary market. BWV, OKW, BCV are sold out to new members UNLESS disney buys back points and resells.

How do you like bay lake towers? That's fairly new. There were not many home resorts available when we bought in. But anything by the lake is the best for me. that's BWV and BCV even though we don't own at BCV. Saratoga is nice if you spend alot of time at downtown disney(springs) or want to be isolated and play golf. very quiet and HUGE. Only certain areas we stay in there when we stay there as that is our second home resort. some areas there are way out away from too many things. we try to stay close to the carriage house up front right by the golf course.

Post some numbers for the cost of owning a timeshare. Any timeshare. Like the initial cost, closing costs, yearly annuity and I will show you a calculation how timeshares are almost never a good deal.

And I hate to say, and don't mean offense, but people who buy Timeshares in the primary market are the biggest suckers of the industry. Its that bad of a deal.

The only way you come out on top with a secondary market purchase is several (10s of years) down the line. And even then - who wants to be locked into a deal like that with the same chain and a limited number of destinations?

Our benefits and discounts we get on food and other things are great as well.

$1025 is his annual fee.

It's not worth it unless you go 1-2 times a year and you stay in deluxe rooms every time

That's his annual maintenance fees.

I looked into it fairly deeply and decided it wasn't for us.

A modest 150 points, which will get you two decent vacations a year, or one grand resort like Hawaii and one lower resort a year will cost $75 a point on the secondary market. It works out to about 10 nights a year. You can stretch it to 12-15 if you go during off peak times, but lets be realistic.

So for $11,250, you get 150 points a year. But you have to pay about $7/point every year for maintenance. so $1050/year or $10,500 over ten years.

Over 10 years you have paid $21750. If you use them right, you have spent 100 nights at a Disney resort - at $217.50 a night.

If I go to Disney, I can stay at the Gaylord Palms or the Hilton World Center for $150 or so a night most of the time, and really good Hawaii resorts are around $200 a night.

Now, over 20 years, that cost is $161.25/night, and over 30 years (when membership expires), its $142.50. That is a little more intriguing, but you have taken 2 vacations a year for 30 years to a Disney-themed resort to make it work.

If you factor in renting points, discounts, then add in your yearly assesment, taxes, etc. it takes much longer than 3 years to pay out.

BLT was our first purchase and its really great for its access to Magic Kingdom and Epcot but if I had to do it over again, I would buy at Boardwalk and Beach Club. The Epcot Resort areas are our favorite. We usually end up in Epcot or Jelly Rolls (sometimes both) every night.

Exactly my point. And you are discounting the fact that you could have invested that money and earned a modest 2-10% average return on it.

You cannot really consider the cost of a deluxe room to be what you are saving by buying a timeshare if you wouldn't have stayed in a deluxe room otherwise.

those are not in disney property either. You can't use the disney buses to get there either. This is assuming you drove there and then drive to the parks. Then you have to pay for parking. I'd rather be staying at BWV right around the corner from EPCOT and close to Disney's hollywood studios with a short walk or boat ride and no driving. Then use their buses to get to other parks and places. We can close down the rose and crown pub or tutto gusto or raglan road with no worries of having to drive.

It's definitely been more than worth it for us. We have went twice a year several times and 3 times a year once.

I factored that into my calculations, but I did use staying in a deluxe resort every time because that's what we do. This is how I came down to break even being somewhere in the 28 year range on one and 41 on the other.

Its not for everyone and I could not see myself going every year but other than this coming year, we are good with every 18 months. This allows us to take another big vacation every year.
