Current Mortgage rates vs what the lenders are offering...

What is an accurate website to show current mortgage rates? Many websites I check all vary a bit. Despite a 795 credit score, putting 20% down, a yearly income right at 50% of what the purchase price will be, and no outstanding debts, I'm seeing offers anywhere from 4.25-4.50% on a 30yr. Judging by some of these websites saying current mortgage prices are below 4.2, I'm wondering if that "average mortgage price" is just a unicorn that will never be beat.

i look at rates daily becuase i am a loan officer and the lowest they have been recently is 4.25%. so depending on the bank 4.25%-4.375% is going to be teh going rate

most banks are going to offer the same rate. what sets them apart are closing cost and how quickly they can get the loan done for you. pick someone local and make your life easier

I agree with you. I can't stand him.

Also forgot to include this 4% rate does not include PMI.

Sounds about right. The budget sites usually require you to essentially buy points to get to those rates. Look at the fine print.

yea i call bullshite i pulled a 4.125 for a customer recently but i havent seen a 40yr below that in over a year. and 4.5% without PMI is a damn good rate

Yeah I'm very happy with my rate and situation.

It's just blatantly obvious that he's lying and for some reason thinks he can bullshite.

He hasn't even given any financial information to a lender so I don't know wtf he is talking about.

I closed on a house on August 25th, and wanted to thank everyone who helped me out in the thread I had posted Mortgage Advice.

I did a lot of research on lenders and went with ahclending.com (Reviews on credit karma, their experience closing in Texas). It was a great experience, and our realtor (Who had strongly advised against going with an online lender) even commented at closing that it was one of the smoothest he had ever seen.

Right now, just using the info you provided, I am getting a 4.125% with zero points and an $1,800 credit at closing on ahc's website. This was the exact quote I got, and they followed through with everything they quoted me.

I think if you look around some you should be able to find some lenders willing to offer closer to 4%. Good luck.

that FHA rate of 4.125% is crazy high..that rate should be 3.875% tops

Penfed has 3.875 on their website. 30 years, 1% origination.

In 2010 I did an rd loan. 0 down @5.5%. I had to pay the guarantee fee as well. No pmi technically bc of the rd fee. Am I screwed into waiting until I get 20% equity in the home before I can refi? Have about 6 % equity right now.
