Me and my wife (no kids)have both started commuting a little over an hour the same way. The drive is quickly getting old for both of us.
If we move I don't see it being for over 3-5 years but who knows. Wife wants to build. Part of me wants to just suck it up and drive it for as long as we can. Anyone been down this road
We currently own

There's way to many factors to give you a cookie cutter scenario.
1. Rent out (or sell) current property
Buy a foreclosed home or one that needs updating for a steal of a price
Rehab it
Live in it
Sell home in the future when you move and make a solid amount off of the updates & appreciation. Or keep it & rent it.
2. Sell current property, use what's left after paying off the mortgage as a down payment on brand new property.
3. Or just say frick it and rent

This is the thought that interest me the most but I'm not very handy so that make that a little harder.
