Building a custom home in BR

Is this a good time to build a custom home in BR? With interest rates being low but the price of lumber going up, I can't decide if I should buy a smaller home and sell it in 5 years or go ahead and start building. I have a .5 acre lot that's already paid off. I'm looking to spend around $100/sqft(if its even possible). Any advice would be great

I think you will be pinching pennies to get to $100 sf in BR

Not doing it at $100 sqft IMO. $110 or so.
But, it's not a bad time to build. Just have to watch your subs, a lot of people swooping in from the flood still around.

I just built mine for 100 sq/ft. Contracted it out myself and did no work.

You will only get close to this if you do the contracting and some work.
Even then it will be tough.

Speaking from present experience, it's really crazy prices right now. BR is over priced for building. $100 per sq foot will not get you much unless you have skills and family to help do some of the work.

My brother just built in Madisonville at 2680 (3830 total) for $94 s/f. 4 bed, 4 bath.
Nice home, has quartz and granite counters, crown in almost every room. Wood or tile in all rooms. Large kitchen with Electrolux appliances and Wolfe range top.
He contracted out himself and the only work he did himself was all the built-ins for the mud room and living room.
A friend recently built in Slidell at $112 with a contractor. $112 didn't include the appliances. Very nice home.

I won't be able to contract it out myself. I work too many hours to stay on top of subs. I figured $100/sqft would be a stretch. Any suggestions on a builder? I have a few in mind and have seen some of their work. There are so many to choose from

Square footprint, 6/12 roof, a lot of vinyl (siding, soffits, windows), and builder grade finishes and you can make it happen

I built mine just over two years ago for about $115 a foot. Granite counters in kitchen and bathrooms, crown throughout the house, no carpet, 9' ceilings. It's a nice home, not extragavent but much better in quality than a typical spec home. Had I stuck to the original plan it would have been close to $108-$110. $100 would be pretty plain.
I recommend that people don't start building unless they can swing $115-120. I'm not saying it will cost that, but you have so many options building custom that you can end up there in a hurry. And trust me, you WILL see something that you have to have but it will cost more money.

Builders can build a nice spec house for $85 a sq ft. Some of the cheaper ones for $70, still have granite, wood floors, crown. They can build a 2000sqft house with a $30,000 lot for 170 K and sell it for 200 to 220,000.

I get that. Those folks are paying for location. Plus for $115 I got a lot more in the way of higher end fixtures and solid wood beams over doors and in place of cased openings.
I paid for personalization and they pay for location/convenience

With the price of materials and labor, production builders might be able to do that on efficient floor plans but a custom home for $85/ft is a pipe dream.

When people say cost per SF, does that include land?

Not in my case bc I own the land. If I went to a development and wanted to buy a new house for $180sqft, it would include the land and the house but is based on per square foot of living area
