any opinions on Townsend or America's Homeplace as builders?

In process of draftsman finalizing our custom home plans. We will build in Thibodaux. The local contractors down here are $150-$160 per living sq ft. Any opinions or experiences from the two mentioned above. Quality of work, price, customer service, etc? thanks

My wife and I are currently building our first home. We are using Towsend and they have been wonderful so far. We made some changes to one of their original plans and the cost didn't change any. 2100 living, 3000 total for 200k. Now it's not gonna have 20 ft ceilings and hardwoods throughout but we are very happy with it thus far.

That's what i worried about. This will be our final home. I don't want it to look like every house down the street. its not gonna be a general spec house. We want 11ft ceilings, hardwood floors, nice molding, customized. Wondering if that what these guys do or they just regular basic spec home builders?

Towsend will build you a custom home as well. Not sure on their prices. Go to their website and get a feel for what they do. Our house doesn't look cookie cutter at all. It looks like a custom built house. When it gets closer to being done I'll post some pics so you can see whar I mean.

Okay. Did u or are u able to upgrade some things that was generally standard like appliances, molding/trim? Do they give u an allowance for each category?

We kinda just told them what we wanted and they gave us a price. We got single crown molding everywhere and stainless steel range, microwave, and dishwasher. That was kind of included in the deal. I do know you are able to upgrade things though. Our house is going to be stucco in the middle front area and brick everywhere else. We were able to choose stucco color, brick, and shingle type at no additional cost. The really plain Jane type stuff with them starts it at like 60 bucks a sq so you have a ton of wiggle room.

Edit- ceilings are 10 feet everywhere but spare bedrooms and kitchen where it is 9 feet.

Townsend has a FB page where you can see pics of their work. They also have a website where you can alter and play around with floor plans.

Do they build based on packages or do they allow you to pick and choose whatever you want?

You can choose pretty much whatever you want but some stuff comes at a cost. Our original floor plan called for laminate, carpet, and tile. We decided to just do stained concrete throughout and saved a little money. On the other hand my wife decided to change her mind and go from lite wood cabinets to white cabinets and they want 1700 more for that. Needless to say we decided against white.

How do you like the stained concrete? I plan on getting it, I just havent decided if it'll be the living room and kitchen or the whole house

Stained concrete floors throughout my home. Make sure you demand they not only seal them but apply a minimum of two coats of wax prior to moving in.

I had stained concrete floors throughout my old house and would definitely recommend it. We did have some area rugs as well.
