Freds used to be relatively upscale for a college bar. Sad if it has become a dump.

and I had many good times at all of those miserable shite dumps during my college years.

where's tiger todd these days? I can't imagine he lasted much longer after losing tiger bar

I think he melted into that recliner and died. They had him stuffed and he still hangs out back there luring unsuspecting 18 year old girls with jager and GHB.

I haven't heard of any development down Highland. You may be referring to the Nicholson project(s) - the Water Campus, RiverHouse and Nicholson Gateway. They've all broken ground though.

The River District is the only development being delayed. If I remember correctly the developer is from Lafayette and is in financial troubles.

If they build more shite, the Section 8 housing that is TigerLand will just relocate to another part of the area.

Housing for students has to be cheap enough for them to afford, which generally means the complexes are built using cheap building materials. Those cheap materials cause the building to age rapidly over time. Inattentive landlords refuse to keep up with the place, so when newer properties open up nearby, the wealthier students go there and poorer students (often grad students), and minimum wage workers at the university move in.

As the complex deteriorates, willing renters become fewer and farther between, meaning the landlord as to get increasingly creative to get enough occupancy to turn a profit. Section 8 becomes an easy solution because the landlord gets paid no matter what and the tenets don't care if the place is a on the verge of being condemned.

This was back when Emmert was chancellor of the Baton Rouge Campus. This was a coordinated project between LSU, local architects, and neighborhood representatives to redo the area. However, the state representative for that area was left out of the loop, so she had the project killed. I want to say the rep was Yvonne Dorsey Welch, but I'm not sure.

This, and each time the properties change hands between owners, less maintenance is performed. It gets to the point the only way to attract renters is via Section 8 then, voila, a slum is born.

Those bars are too profitable. No way the owners would accept. Why would LSU club members want to buy them out? Are they all real estate developers? I'll answer that for you. No.
