Buying Up Nicholson

Inspired by the "5 Can't Miss Things in Baton Rouge" thread...
I always felt Nicholson set a weak first impression as you near the campus. I'm surprised the University or some deep pocketed supporters haven't begun a campaign to systemically buy up the trashier properties and replace them with something more aesthetically pleasing, establishing a cooler vibe. Probably would have to take it back a ways.

Mike Moreno was doing that on the river side of Nicholson. Unfortunately other thigs got in the way.

If the Nicholson porject, the Water Campus, and the LSU-downtown BR streetcar happen, then Nicholson will look alot different in 10 years than it does now. The only things that stand in the way is the state having budget trouble and that making LSU not want to pull the trigger on anymore major projects which will make investors wary and the fact that alot of the housing along Nicholson is section 8.

I have always thought that is where a strip of bars should be. It wouldn't happen for a while, but the location is better than tiger land now.

Given how long it took the City on Acadian i'm going to say this all has the potential to make Nicholson look a lot different in 50 years.

Not LSU's place to do that. However, economics of real estate and private money have started the process. Projected for developed between campus and downtown on Nicholson are River House (former Prince Murat site), River District (Moreno's land across from Magnolia Mound), and the Water Campus (27 Acre research park). Also in works for LSU and downtown to be linked by a streetcar line. These things take time, but at least wheels are moving in a positive direction.

I've heard they are trying to shutdown the golf course for new development, also.

He paid waaay too much for the land and now cant make the numbers work to build anything. That and the price of oil went down.

It already does look diff than 10 years ago. All those houses were torn down and that old run down hotel was torn down.

They introduced the Garden District trolley (Downtown-Garden District-Southdowns) a few months ago. It runs in front of my house, and I have literally never seen a single person on it. Can't imagine they're gonna be excited about a similar project for people even less likely to be heading downtown.

They are tearing down the wrong things. They should go north of campus instead.

I had a thought yesterday after seeing all of the new apartment complexes being built. I have a feeling that investors will buy out the El Cid's and shitty apartments right there and turn that Burbank curve into a row of nicer things... maybe like a strip like that school in Tuscaloosa has
