The Youree corridor is starting to collapse on itself as its lost its luster as the trendy location. The burger chain closed last Tuesday. It's nextdoor neighbors, Sake Sushi closed a few days ago reportedly because they couldn't afford rent raised to $14,000/month. A few steps away, Genghis Grill closed in January.

LINK

Across the street Krispy Kreme Donuts closed a few months back. Continuing down the road, Freebirds Burritos closed in late 2016. Coming soon Signs for a Blaze Pizza had gone up in that location but have since been removed and replaced by Space for Lease signs. Across the street from there, Cheddars Scratch Kitchen also closed in 2016.

Nearby Bayou Walk Shopping Center was condemned to due structural issues and has sat behind a chain link fence for 2 years waiting to be demolished.

The Youree corridor has been replaced by the Fern area near whole foods. Grub Burger has opened, soon to be joined by Muscle Maker Grill, Halal Guys and La Madeline. Across town, the Forbing Marketplace development will soon open a Pita Pit, CC's Coffee and Chic-Fil-A.

As long as Maurices is still standing that's all that matters.

Someone told me Smashburger closed with people still in line to order. Like "sorry y'all were closed" and that was it.

They act like Fern is across town

And generally, large shopping centers have a 20 year lifespan. Youree's time is up.

Eventually, Forbing and Fern will collapse.

Hopefully Shreveport starts investing inwards instead of outward or this trend will just continue and the interior of Shreveport will continue to fall.

Heliopolis has an article about this I was reading the other night. South Shreveport blew up around Southpark Mall and used to be the place to go for shopping and dining. That lasted about 20 years until the late 90s when Youree started developing. Now here we are 20 years later and the Youree area is no longer the prime spot.

The writer also advocates for a reinvestment in downtown rather than continually sprawling with mass shopping centers.

He is absolutely correct. Hope people and developers recognize this and Shreveport gets away from suburban sprawl and reinvests in downtown.

Ate at Sake Sushi a few times and liked it okay. Won't miss Genghis and the others.

I said when Youree was being built up to look at Mansfield Rd and expect the same in 25 years or so. It's odd how fickle people are, but businesses and customers flock to the hot new area.

As an example, some developers thought I-49 at Bert Kouns was going to be the next hot spot after Mansfield Rd. Circuit City plunked down money for land out there, but as soon as they saw that Bert Kouns near Youree was getting traction, they ditched the land (now a church) and built in the hot spot. Then the Youree corridor heated up, and they promptly jumped over there. Goodwill now occupies that old Circuit City. Then they tanked for good.

In better news, I see the old Fertittas 6301/Anvil is becoming a PizzaRev with 30 beers on tap, etc. Sounds interesting.

And Brewniverse is moving in May to the Shogun/Rotollo's strip center across from Whole Foods. That should be a good move for them.

I wonder if the Baton Rouge location is doing well?

Excited about this place

Interesting. Did not know this.

That area needs a beer shop. Brewniverse, Tony's and Cubans were all too close to each other.

I actually prefer Smash Burger's burger and fries over Moo-yah, Five Guys and Freddy's.

However, both Five Guys and Moo-yah have better customer service and employees that appear to at least care. This comes from leadership. Smash Burger's employees are bothered that they actually have to take your order and work.

When I think Louisiana, I think the opposite of chain restaurants, it's what makes it special.

Bossier City is in the middle of a downtown fix up. Wish Shreveport would follow suit. They keep focusing on the river district under the bridge, don't think that'll ever be more than after midnight bars.

Shreveport is slowly rebuilding its downtown.

West Texas St. is becoming a cool little area with Robinson, Rhino, Parish Taceaux, Artspace and The Missing Link. We will see how well those loft apartments do.

Lake Street is trying to become something as well.

Bossier's "downtown" will never be anything. It has Lil' Italiano and that's about it.

I know there is a waiting list to rent residential space in the Lofts@624. Only a couple commercial spaces left.

Rhino doing well too.

Smash burger was garbage

You figure with all the chain burger joints popping up eventually some will close. Especially with some charging $10 a burger just for the burger
