Properties that are too nice to be the dump establishments they are

I've got one in BR and one in NO.

Zee Zee Gardens in BR: Place is potentially the nicest looking property in that entire area of bars and restaurants. Classic old building, with the big windows out on the street and potential outdoor space. Instead, it's been a dark dingy shithole for 20+ years. Sad.

Tracys in NO: Dude was booted from the Parasols property (a legitimate dump, that you would not expect to be anything but a dump - hence, it had a certain charm), moved a block away and sunk what had to be a good amount of money into a great old building in a much better location. It's now simply a dump that shouldn't be a dump, pretty much lacking any charm at all or any redeemable qualities. Sad.

at least they did not turn it into a happy's.

The thing is i really like the bar too but i smell like i just got smoked a pack of cigs in car with windows up when i leave

Valid point. There's got to be some sort of middle ground between a complete corporatized contrivance and a complete shithole, though.

I'm not trying to argue there's not a place for dingy dive bars. Just that there are certain locations that you would think lend themselves to something a bit better than that.

let duvic's be the smoky dive bar, Ivars be the weekend warrior bar, chelsea's hippy/music bar and Zee Zee's needs to take the weekday/post work relaxed bar.

Update the beer menu a bit and get rid of smoking.

its a cool building but its also directly under an interstate. i like that you always know what youre getting into when you go there.

Not that they are dumps, but it's a shame the food is so terrible for such a great location

That's a bit of a different phenomenon, but one that I certainly acknowledge (and possibly one for another thread): Why do places with great views inevitably have terrible food?

However, although neither are great, I actually don't think either of those places are quite as terrible as one would typically expect. I find both to be at least passable.

That applies up here as well. Lots of restaurants in the boardwalk with great views of the beach and ocean, and all have mediocre food.
My friends live at Brisbis for the most part and they acknowledge that the food could be better. My friends wife is a chef and tried to help them out but it didn't work

That's potentially a nice building and a pretty choice location, but I would agree it is sort of an exception to what I'm getting at. I also think the Kingpin is a nice juxtaposition for where it is (it's not really a nice building either), so it too sort of makes sense as a dump/dive, in my view.
