The owners of Ivar’s Sports Bar and Grill at 2954 Perkins Road have signed a long-term lease for the nearby building under the Perkins Road overpass that was formerly home to Chelsea’s Cafe, and plan to open a restaurant in the site later this year.

Ivar’s, a well-known neighborhood watering hole located just one block from the former Chelsea’s site at 2857 Perkins Road will remain open, as it serves a different niche and clientele then the new restaurant is aiming to attract.

Brad Watts, who is not a co-owner of Ivar’s but is one of three partners in the new venture, says plans for the nearly 7,000-square-foot space are still being finalized, but it is envisioned as an upscale restaurant and bar.

Chelsea's had so much wasted space. Hope they do a good job with renovations.

Agreed, they need to take their time with this one and not rush it like ivars.

Still hard for me to picture an upscale restaurant in that space.

They had better have one massive renovation budget. I loved Chelsea's, but it had an awful layout.

What does this mean? Just curious what you expected them to do with Ivar's. It needed a good top to bottom cleaning, they did that. They needed to lengthen the bar and put the pool table out back, they did that. They did a great job with the patio as well and changed out the entire tap system.

What did they miss?

I've heard that they hired away a chef from a big local upscale place to be executive chef. Sounds like an ambitious project.

I'm sure they will still double charge you for your meals and hope you don't realize.

Tbh, Ivars still comes off as a shithole.

I can't imagine the renovation cost of Chelseas to go upscale

The Chelsea's space is huge, is there really enough demand for upscale dining that they'll be able to fill it up?

I wonder if they plan to do something like Sullivans with the "ringside" bar area on one side and have the main restaurant on the other side.

To reply to both of you ref Ivar's.

at the double charge comment. Pat's paper tickets on the back bar system kind of worked both ways. Some nights my bill was $3 and some nights it was $30. I figured it all kind of washed out in the end. They have actually been very accurate since the new owners took over and put in an actual POS system.

As to -

that is exactly how I like my local bar. Low ceilings, long dark room with a cast of characters. I wouldn't have it any other way.

Curious about their definition of "upscale". Are we talking white tablecloth special occasion type of deal? Or are we talking normal-trendy that BR will just interpret as upscale?

I'd love more of the latter -- places with the atmosphere of Table, Bin 77, etc.

The trick to Ivar's is to know your expiration date. That place lives two lives. Local drinking hole for grownups by day but then things change at night and it becomes a college bar.

I knew my time was up one night when the rap music started and I looked around to notice I had 20 years on everyone at the bar. I scurried out quickly.

$45 for grilled chicken breast. If you ask for a side they tell you to shove it up your arse.
