Based on my research and review of comps in the area for homes with and without added covered patios/living spaces/kitchens, we estimated anywhere from 80-95% ROI on the sale. Homes with outdoor spaces also sell faster on average.

We figured if we could get 7-10 years out of it, and it adds 50k to the home value at sale, it was worth it to us.

It's not the best, even when it's cleaned up. Most of the pictures of it are after the floor guys came in and removed all of the rock to gain access to the edge of the concrete. I was slightly displeased with the way they left the yard. They dug an extra trench out into the yard, to allow the water from the monsoons we just had to escape, and left that, and it looks like shite. They also messed up the lines and level of the rock ditch, and of course left the rocks in the grass.

This wasn't the same crew that did the main project.

Also, in case anyone was wondering, I used BBQguys/shoppers choice for all of the appliances and some of the furniture. They were great to work with as well. Both bar chairs broke (the screw holes were stripped) and they had two new ones delivered in 2 days. Gave me some free accessories for the grill and Primo, and we got free fans using the rewards points we accumulated.

Has no one died from slipping on the concrete? It looks slippery as hell. I put down a textured pool deck coating on the whole patio.

Just one or two people...

It's actually not slick at all. They added sand to grout that filled the joints, so in the immediate time, that helps. But the floors are not slick at all really. They still retained some concrete texture, along with the pattern.

No pool, so only rain will cause a potential issue.

Looks great! I really like the setup. One question about the grill placement though. I can't tell how close it is to that fence but wouldn't that be a concern giving the fact that there are 3 heat sources that close? Not necessarily for a fire (but that would have to be considered) but for discoloration of the fence from the heat.

Actually a great question and something I looked into a lot, especially when we decided to go double-sided on the fence later, after the kitchen had been installed.

The Primo and side burner are far enough from the fence, based on specs and recommendations, that overheating and discoloration of the fence should not be an issue.

The grill is approximately 4 inches closer to the fence than is recommended in the user manual. A little reading gave me comfort that it is still far enough away to avoid being a fire hazard, but discoloration was pretty impossible to get real life information on.

Essentially, I check the temp of the fence directly behind the grill every time I use it, and I am keeping a close eye on the color. My plan, should I need to adjust, is to put a sheet of hardy behind the grill and paint it to look like a decorative backsplash of sorts.

So far, so good, but definitely something I monitor.

I was thinking about the possibility of a backsplash. Wasn't sure how sturdy you could make one (a real one) because it would be mounted to a fence basically. Hope everything works out and it's never a problem for ya.

I'm in htown as well, so if you ever need someone to monitor the fence during a cookout/beerfest, just holler
