I was trying to figure out why cost psqft was so much lower in Texas than it is in LA. It seems like the labor may be cheaper , but I could never understand how it could push the prices so much lower than in LA. I would think materials couldnt be much cheaper given general location and delivery routes.
Anyone know some good reasons?

Labor costs would be the biggest one, I would guess...
Secondly, and I may be throwing shite against the wall, is the fact that property taxes are so much higher in Texas

So over time home prices have adjusted downward to compensate for the monthly note adding in property taxes? Or never went up

I don't know historical trends Have home prices just recently dipped that far under Louisiana's
I just figured that when you are going to add $3-500 a month in taxes onto the house, people are naturally going to want to pay a lot less for the home...
All in all, total cost of ownership remains the same, its just where you are allocating the amounts too...

I always thought the abundance of land had something to do with it. In TX, you can just keep spreading further out. There is no lake or river or swamp hemming you in. I was always told that had a lot to do with the home prices in the NOLA area. Metairie'Kenner and most of New Orleans is built out. It's a lot less space area wise b/c of the lake mainly, but the river and the swampy area past Kenner too. So if you want to live close to Nola, you're going to pay more.

texas vs la. too broad of comparison baton rouge to austin or houston maybe I know in houston even inside the loop (the preferred place to be) you do get more house for your money sometimes alot more property taxes are way higher but so are wages of course houston could be compared to the whole state of la. the number of cars & high schools in houston is roughly the same number as is in the whole state of la.

But no state income tax and you can deduct any sales tax that you paid off of your federal return... Its a win-win in my book.

I just moved to Dallas area. My property taxes are about $3k a year after homestead exemption, but my homeowners insurance is only $900 a year. Plus no state income tax and I can deduct the property tax on my federal return. It's actually less than what I was paying for homeowners in Metairie(and I didn't even make a Katrina claim). Plus, my house is nicer with a bigger lot than my house in Metairie.
As for those property taxes, I don't mind paying them too much when you see the awesome school system in Richardson, the services offered, parks, etc. Quality of life is much better.

Do you have a price/sqft comparison? I know in the Houston loop (Heights) the range is $245-260/sqft.

I guess I should clarify to the "suburbs". I have been going on the building my house plan and just wondering why/if it would cost more to build in say mandeville/madisonville, which got me thinking where in the builidng process would I see the increase in costs.
A roof/slab/framing here may cost xx dollars, but is it that much cheaper to build in the same thing in Houston.

Good grief, in the Tampa suburbs you can get tile, granite, stainless appliances, etc for $100 a sqft...

Labor is a big one, Texas doesn't require workers comp insurance, so the subs can bid a lot cheaper. Plus the whole mexican labor, but Louisiana has a lot of that too, just more competition in Texas.

You know my mistake, I was quoting the price/sqft for a built home which includes lot $. I talked to a builder that quoted to me a $550k for a 4500 sqft house with high quality everything....lot price was going to be 300-400k which included tear down.
