| Housing Outlook in Jefferson Terrace (Posted on 1/8/13 at 11:35 am)
Real estate gurus, what is the general consensus of the Jefferson Terrace area, specifically the newer filings such as Bluebonnet Terrace and Woodland Shadows? How is the neighborhood generally speaking? What is the future outlook from a financial (investment, property valuation) standpoint over the next 5yrs? 10yrs? long term?

I find that neighborhood very confusing. Tons of stop signs to get out of the back especially.

I am on the fence about that area... It is a great location so i could see it becoming and established neighborhood in the middle of everything (like Westdale) BUT you are seeing a lot of garden home style development.. with small lots.. IMO that works fine when the inventory is new... but in 30ish years from now when this inventory is up for a remodel its going to be interesting to see what people do... It's tough to remodel the exterior of a house when it looks the same as every other house... Its also hard to add on b/c of the small lot size... so people will grow tired of the design or be forced to move out because of growing families... so i expect there to be a high turnover rate... thus not allowing for long term family growth that you would see in a more established neighborhood

One of my best friends lives back there in a sub sub subdivision called Bluebonnet Terrace. I had to leave a string to find my way out. I swear it is 2 miles into the neighborhood with at least 8 turns.

Great location IMO. Can be anywhere in BR in 10 minutes or less if you understand traffic flow. I think the area will be fine.
