Reasonable Rate for Listing Vacant Land on MLS?Posted by Icansee4miles on 11/19/12 at 7:21 am
I've been trying to sell some acreage on FSBO, but haven't had many bites. )I know it's a bad time of year)
I just have a problem paying 6% for someone to list. There isn't really anything to sell, either someone likes the location and the parcel and we deal. It's not like they have to sell the outdated kitchen or the upgrades in trim inside the house. Do realtors have any wiggle in what they charge? Seems as if the big guys don't, but again, I'm just trying to get it listed to increase exposure, not thinking someone is going to spend a ton of time showing, I mean, driving someone by. Anyone know someone in BR that would take a more modest cut in return for it being virtually free money?
Just FYI vacant land in many cases is harder to move than property with dwelling.
Now if its cleared, recent survey, been perked, zoning specs, etc... And there's movement in market where land is that's one thing, but just trying to sell someone's over run property in middle of nowhere can be more work than less.
If you pay to stick on MLS, my advice is offer 3% to agent bringing an accepted offer.
